The Cottage Access Statement

*We hope that this access statement is as comprehensive as possible but if here is further information that you require please call us on 01526 378528.

*On your day of arrival you may check in at any time after 2pm. It would be helpful if you could give us some idea of your expected arrival time and we would appreciate you informing us if you expect to be very late.

On your departure day we would appreciate you leaving by 10.30am.

*Car parking, gravelled level surface,  is available up to 50 metres from the main stable block along a similarly gravel surfaced drive. The Tack Room, Cart Shed and Pigs Swill are housed in this block. Unrestricted roadside parking is possible at the front at about 20 to 40 metres. Parking directly in front of room door whilst loading or unloading is possible.

*The room in The Old Brewhouse is on the first floor and is accessed from the main front door of the house from the pavement. The front door is up to 70 metres from the main parking area or you may park directly outside at the roadside if space permits. The staircase consists of 12 steps but there is a stair lift for guests which may be used but we cannot take any responsibility for any problems arising from its use.

*All rooms have shower, wc and washbasin facilities with appropriate towels and soaps. Wall mounted Freeview television, radio alarm, tea and coffee making facilities, hairdryer, table and 2 chairs are amongst the equipment provided. Heating is normally by way of electric convectors. Bedding provided is duvets and extra pillows etc are available upon request as are an iron and ironing board.

*Smoke detectors and fire fighting equipment are on hand and instructions in case of fire, including fire assembly point, are posted in all rooms.

*Our guest information folder includes emergency telephone numbers and other useful numbers such as taxis which you may need during your stay with us. A great deal of other tourist information is also included to help you make the most of your visit.

*Orange mobile users inform us that the signal here is very weak or non-existent but other networks seem to be satisfactory. Telephone assistance is available if required.

*Breakfast is served in the dining room or conservatory of The Old Brewhouse between 7.30am and 9am but we will always try to accommodate varying circumstances. The entrance is just across the gravelled drive from the rooms in the old stable block. Please let us know the night before what time you plan to breakfast and if you have any special needs or requirements.

*A summerhouse with small decked terrace is provided in the back garden should you wish to sit and relax.

*The village has a small shop attached to the local pub, The Royal Oak, which is about 100 metres along the High Street which is on level ground. The pub serves good food at lunchtimes and evenings. There is a general shop with a full time post office about a mile away at Timberland.  Otherwise the nearest retail and food outlets are in Woodhall Spa, about 4 miles away. Buses to Woodhall Spa, Lincoln and many other destinations pass our door and the nearest railway station is at Metheringham which is about 4 miles also. Parking is free in the railway car park here.

*Assistance dogs are welcome as are other well behaved pets.

*Our visitors may be assured that we are committed to the issue of disability access and aim to provide a quality service wherever possible and will continue to assess and improve disability access wherever possible. This will be demonstrated in our future barn conversion development which has planning permission for, and will contain, a ground floor apartment with full disabled access from car park to throughout its’ interior.

Electricity and water costs are included in cottage rental.

*It is hoped that you find the cottage to be in a clean and tidy condition and would ask that you leave it in a similar state.

*Car parking, gravelled surface,  is available 50 metres from the main door of the cottage along a similarly gravelled surfaced drive. Unrestricted roadside parking is possible at the front at about 20 metres. Parking directly in front of door whilst loading or unloading is possible.

*The cottage is on 1 level ground floor and entrance is gained through the main dividable stable door which is at least 1 metre wide. There is 1 step up and into the kitchen/diner area. The floor of this room is floor boarded  and varnished with a proprietary non-slip product. A dining table with 4 chairs is provided. There is a wall mounted electric convector heater which may be used on demand or automatically programmed. A double size wardrobe with hangers is present for use of occupants of wall bed in lounge.

*The kitchen area has extensive work surfaces and is equipped with 4 ring electric cooker, grill and oven, fridge and 4* freezer, microwave, toaster, electric kettle and automatic washing machine. Generous cupboard space in floor and wall units and all crockery, cutlery, storage containers and bake and cookware are included. Tea towels and dishcloths and brush will be provided. There is emergency fire equipment. We are committed to recycling and have provided a kitchen bin to enable this. Directions for disposal of this and other waste are in the information folder in the cottage.

*The lounge leads off the kitchen/diner through a wide open plan section. It can be curtained off for privacy. The floor continues with treated boarding and the addition of 2 rectangular rugs for comfort. 2 leather settees make up the seating provision with 2 coffee tables.

Wall mounted flat screen TV with digital Freeview and analogue signals and a separate digital radio are present. An enclosed double wallbed is complete with all bedding and duvet and folds up into wall when made up. Small chest of drawers for use of bed occupants. A wall mounted electric convector heater is either automatically programmed or switched on demand. Occasional heating is provided by an electric wood burner style fan heater with flame effect.

*Patio access is gained down 2 steps via 2 French doors from the lounge. The patio is block paved with a surrounding wall for some aspect of privacy. There is a high side gate of wrought iron leading out to the gravel drive. 4 chairs, a table and parasol are included.

*A door leading from the kitchen into the small central lobby then leads to the shower/wc room. There is a 1.2 metre wide walk-in shower cubicle at the end of the room with an electric high power shower with height adjustable head and non-slip mat for the shower base. Full size wash basin with hot and cold mixer tap and full wc with push button are along window wall with a wall mounted electric towel rail opposite. Floor is white ceramic tiles. Hand and bath towels and flannels are provided in relation to numbers of occupants.

*Access to the bedroom is from the lobby. Twin beds with all bedding and duvets are included with a bedside table and table lamp. There is also a double size wardrobe with hangers and dressing table with mirror and chair. Flooring is laminate wood effect. Wall mounted convector heater controlled to order or automatically programmed.

*Mains operated audible smoke and heat detectors are fitted to current safety standards and fire fighting equipment and safety instructions are provided. Emergency contacts of all types are provided as is a fire assembly point.

*Orange mobile phone users advise that the signal strength is very weak in this area but other networks seem to have no problem. We are happy to provide telephone assistance where necessary.
